| I feel I must speak up in defense of the women that post on this website. Particularly Cville and Brooks. Lately I have notice that the attacks on their character and professionalism is under constant attack. What is it about Cville that some of you hate so much? Is it that she is devoted to her work and is at the top of her field? Or is it that that she has a lifetime of information that some of you will never acquire? Anyone who is successful will tell you that it does not come without a price. We all make our life choices and our sacrifices to achieve our goals. You may not agree with the way she runs her business or her philosophy on renting, but you can't deny that she probably has less problems in renting than you both and that she uses the law to her favor as apposed to trying to work around it. As for Brooks, the only thing you can accuse her of is being focused and of being opinionated. She is very direct and knows what she wants. She too relies on standard renting techniques and is unwilling to take chances that will bring about problems with tenants. She has no wish to be seen by her tenants as a friend or someone that they can come to for comfort. If thats the way she wants to run her business then its her decision. I get the impression that she is fair with her tenants but will come in with blazing guns if she needs to. She knows her market and the renters in her area. It's not for others to decide that she is mean spirited because she may be willing to evict a widow with 4 children (example) She expects people to meet their obligations and is unwilling to be taken advantage of. I hope you ladies don't mind my putting in my two cents but I am tired of all the attacks on you both and as a woman I feel that someone has to stand up and say something. |

| I see Rod finally got one right. He an voice share the same unfortunate renting experiences. The only thing I got out of Rods less than amusing story is that LL's should exercise prudent time proving measures to rent to qualified individuals. This probably would not have happened if he would have made an effort to screen prior to renting. He was lucky they didn't trash the place. Next time change the locks so that boyfriend doesn't come in after police have left. Cville is right Ernie Riddle locks are great. All you have to do is change the cylinder and in my case I have damaged the screws with a drill to prevent tenants from replacing the locks. |

Â I charge what my units are worth and my tenants pay it, on time, except in very rare and unusual circumstances. Â When this happens, I try to work with them, and I have never regretted doing so. Â You should try it some time, but I know you won't because you are too embittered. Â I maintain my properties and I treat my tenants with the respect they deserve. Â My tenants don't bow subserviently to me - I would not expect them to. Â My units are rented as soon as they can be made ready between tenants, but, since my tenants aren't always in a hurry to leave, I don't have to break my back trying to find new tenants very often. Â Admit it, Brooks, you can't stand the fact that someone like me, who does not do business the same way you do, can be successful AND happy. Â Don't frown so - it causes wrinkles. |

Thanks for all your input. As I've said before Rodney, I don't care what she does with her income. What hers is her business. I would think it's only common sense to get a receipt for any service or purchase one might make. She prefers cash, but is willing to take personal checks. I like to work with her and we have a pleasant time when she comes every month and I prefer to keep it that way. It gives her a chance to check out that place and us the opportunity to let her know if anything has become a problem. We usually have a nice tea and it's worked very well for us for the past year. This past couple of months, I have been calling her before the rent is due to set up appointments which I have no problem continuing. My only issue was that she wanted to make the call to us to set up the appointments since she has to schedule us around her convenience due to her owning several properties. I think the resolution for me will be to see if she calls us this one last time and if not, I'll go ahead and mail her the rent in the subsequent months although this is not preferable. Thanks again, appreciate your input. |

i'm sorry to hear what happened to your friend. It's unfortunate but again, Locks only keep honest people out. As far as the problems she is having with her slumlord, she should already have a copy of her lease if she signed one. If she never signed one then she's on a month to month agreement. Why was she concerned about her lease? |

| As many have already said in their own ways; It's all a matter of preferrance. If youreally like the place and your a little weary and unsure of what you're about to get yourself into then just coontact your local energy supplier and request a 12 month summery. This will give you a grid of what the tenant(s) before you paid over a 12 month period.... you know so you dont go into the situation blind. If you feel you can handle it, then good luck with your new apartment..... But it's not all that uncommon for a landlord to do that. |

| I'm from TN. Without a written lease, either the landlord OR the tenant can terminate a tenancy with 30 days notice. This is not an eviction. If you don't vacate withing the 30 days, then you can expect to be summoned to court for an eviction. You don't want that on your record. I don't know where in TN you live, but in most areas, there are plenty of places to rent. You should be able to find a place this weekend. |

Guys - the STATUTES are written and then modified by the written lease instrument...my mention of CA was with regard to the LMR issue. In VA, on an oral "holding of property" the written notice to terminate must be given before the next "holding" of the property meaning the next payment of the rent and this statute is TRUMPED if you will by the written lease provisions agreed to by both parties setting out different rules. 30 days is still 30 days |
